I'm Karin Jakubowski, owner of Whispering Oak Mansion. My husband Peter and I have spent the last eight years turning this historic property into Delaware's most private estate venue.

I host every event personally. I know every room, every quiet corner of the grounds, and every vendor in the area worth recommending. When something needs handling, I handle it. So you can focus on what actually matters — the people you love, gathered in one beautiful place.

What's the deposit and payment plan? +

A 50% deposit holds your date. The remaining balance is split into manageable payments leading up to your event. Final payment is due 14 days before your weekend.

Can we bring our own caterer and vendors? +

Yes. You're welcome to bring your own catering, photographer, florist, and vendors. We can also recommend trusted local pros we've worked with for years.

Is alcohol allowed? +

Yes. You may hire a licensed bartender. We're happy to walk you through the simple insurance and bartender requirements during your tour.

What happens if it rains? +

A full indoor backup plan is built into every package. Our indoor spaces are designed to feel just as elegant as the outdoor ceremony. No scrambling, no stress.

How far in advance should we book? +

We host one wedding at a time, so peak Saturdays book 9-12 months out. Off-peak dates and weekday weddings can sometimes be booked within 60-90 days.

Are pets allowed? +

Well-behaved pets are welcome by prior arrangement. Many couples include their dog in the ceremony — we're happy to make it work.

Where do extra guests stay if all 9 rooms are full? +

Several quality hotels are 5-15 minutes away. We share a curated list of recommended overflow lodging during your tour.

Can we visit the estate before booking? +

Yes — and we strongly recommend it. Private tours are by appointment only. Karin walks you through every space personally so you can feel the estate before you commit.
